Each of our three properties is available for rentals – minimum rental is seven nights. Changeover day is Saturday or Sunday – the tables below show which apartment has which changeover day. We don’t offer bookings that begin or end on weekdays – sorry, this helps us keep occupancy high, and prices down. Our weekly rates are varied throughout the year according to demand, including last-minute bargains.
We try to make every aspect of our service as convenient as possible, including secure online card payments for everything you owe (no lugging around large wads of cash in Venice!), and posting two sets of keys to your home address, well in advance of your departure (no need to meet someone at a specified time and place in Venice).

We are based in the UK and are pleased to offer a debit and credit card payment facility. Note that the prices given here for US dollars and euros are indicative conversions of our sterling prices; they will vary according to exchange rates.
What it covers
The cost is all-inclusive of rental for seven nights, including gas, electricity and water, weekly cleaning, bedlinen and towels. We don’t collect an additional deposit for breakages. We also require you to pay non-rental costs:
1) Venetian tourist tax, which we collect and pay to the city authorities (maximum 10 euros a head, with some discounts for children and low season)
2) your phone bill if you choose to make any calls from Casa Tre Archi or Casa della Sensa.
3) if you choose to pay by credit card or international bank transfer, there is a transaction fee (see table below – UK and EU debit cards are free)
We send you the keys by post, so you can arrive any time you want. We have posted keys to Australia, New Zealand, Canada, the USA and Finland without a hitch
Suitcases before and after rentals can be a burden in Venice. We offer free use of a locked storage room
The rental cost covers a booking period:
- from the changeover day at the beginning, starting at 1430 (Casa Tre Archi, Casa della Sensa) or 1600 (Casa Battello)
- until the changeover day at the end, ending at 1030 (all three properties)
Because we send you the keys, you are free to arrive and leave at any time within your booking period. Many visitors comment on how much they appreciate this flexibility.
If your flight is much later than your checkout time, we offer a locked downstairs storage room in the Cannaregio area, which you can use for suitcases. This is free.
We ask you to leave the property tidy, do the washing up, and do a few minor tasks before you go – all of which enable the cleaner to focus on thoroughly cleaning the house in the changeover time between visitors.
Unlike many holiday rentals that just send you the address, we send very clear maps to lead you to our properties by streets and landmarks, with full details of the different routes available from airport and railway station
Securing your holiday rental in Venice
After we have confirmed that the week(s) you want are available, the next step is for you to send a deposit of 50% of the total cost of your stay. Kindly note that this deposit reserves your booking and is non-refundable, except in the unlikely event that we cannot make the accommodation available to you for unforeseen reasons (which we should stress has never yet happened).
Payment methods
We prefer debit or credit card payments using our secure Cash Flows system, regulated by the UK’s Financial Services Authority. We can also accept electronic transfers – BACS in the UK, bank transfers from abroad, or personal cheques or travellers’ cheques. See the table below to understand where fees apply.
Balance and keys
We require the balance of the payment one month before you are due to go to Venice. We then send you the house keys (two sets, for flexibility), with a postage-paid envelope for you to return them when you come back. We also send you a detailed map of how to get to the accommodation. We also send you our highly-regarded shops and restaurants map – local hints to help you make the most of your stay.

* We pass these fees on to you at an average transaction cost – we don’t aim to profit from them. We have been on a decade-long search for the cheapest transaction fees, and we will keep on looking! Many people ask about PayPal; the fees we would have to pass on to you for using PayPal are significantly more expensive, and PayPal users don’t get credit card protection, so we have decided to offer straightforward credit/debit card payments through the Cash Flows service.
